The actual work

A week in the role

Broker support work is file preparation. The application has to be built, evidenced and validated before it reaches a lender's assessor, and every gap found at assessment costs days. The offshore officer does the assembly, the chasing and the tracking; the licensed credit representative makes the recommendation, signs the disclosures and talks strategy with the client.

Chasing supporting documents

Works the outstanding document list with the client: payslips, ATO notices of assessment, two years of financials for self-employed applicants, six months of transaction and liability statements, rates notices and the contract of sale, following up until the file is complete.

Running serviceability scenarios

Runs the applicant's position through Quickli and the individual lender calculators for the panel the broker nominates, then hands back a comparison of borrowing capacity and policy hurdles for the broker to interpret and recommend from.

Coding living expenses

Reads six months of transaction statements, categorises spending into the lender's living expense buckets, separates one-off items from ongoing commitments, and compares the declared figure against the HEM benchmark so the broker can address any gap before lodgement.

Building the ApplyOnline lodgement

Keys the application into ApplyOnline (NextGen), attaches each document against the correct checklist item, names files to the lender's convention, and clears the validation and supporting document checks so the file survives first-touch review.

Ordering valuations and pricing

Orders upfront valuations through the lender portal or ValEx, lodges pricing and discount requests using the figures the broker specifies, and records the outcome back into the CRM with the valuation result and any conditions noted.

Working conditional approval conditions

Tracks every condition the assessor raises, separates what the client must provide from what the broker must answer, chases the client for missing items, and follows up the lender's BDM when the file sits past the published SLA.

Preparing compliance documents

Drafts the Credit Guide, Credit Proposal Disclosure and Preliminary Assessment from the broker's recorded reasoning and file notes, and presents them for the broker to review, amend and sign — the recommendation and the advice stay with the credit representative.

Coordinating the settlement process

Once loan documents issue, walks the client through returning them, confirms receipt with the lender, liaises with the conveyancer and the outgoing lender on discharge, and prepares the funds-to-complete table for the broker to check with the client.

Aggregator audit preparation

Keeps the file to the aggregator's audit standard — AFG, Connective or Loan Market — with file notes dated, the needs analysis complete and best interests duty reasoning recorded as the broker gave it, then assembles files requested for compliance review.

Post-settlement and review triggers

Updates the CRM after settlement and sets tasks for the fixed rate expiry, the interest-only expiry and the annual review, then runs that review list monthly so the broker knows which clients to contact and when.

Reconciling commission statements

Checks upfront and trail commission from the aggregator statement against settled loan amounts, queries missing or short-paid entries, and flags exposure where a loan discharges inside the clawback period so the client can act on it.

Weekly pipeline reporting

Produces a pipeline report showing each file by stage — pre-approval, submitted, conditional, unconditional, docs out, settled — with the next action and who owns it, so the broker's weekly review starts from facts rather than memory.
